Bathroom Shower Leaks: Silicone, Grout or Failed Waterproofing?

Water appearing outside a shower can be a surface seal issue, a plumbing leak or failure beneath the tiles. Repair should follow diagnosis rather than a cosmetic regrout.

Property information can change by product, building and scheme. For grants, finance and regulated work, verify current official terms before making a decision.

Water appearing outside a shower can be a surface seal issue, a plumbing leak or failure beneath the tiles. Repair should follow diagnosis rather than a cosmetic regrout.

Locate the pattern

Record whether the leak occurs during showering, when a basin runs or independently of use. Inspect visible silicone at shower trays, screens, corners and penetrations; look for loose tiles, damaged grout and movement around fittings. Grout is not a substitute for the underlying waterproofing system.

Limit damage while investigating

Avoid running a shower that is actively wetting adjoining rooms or neighbours. Ventilate and dry safe exposed surfaces. Take photographs from both sides of the affected wall or slab and record how long the area takes to dry. Do not apply a quick surface coating that conceals the source before testing.

What an inspection should test

A competent contractor may isolate individual plumbing fixtures, check the shower mixer and waste, inspect drain connections and determine whether the waterproofing membrane is continuous beneath the tiling. In apartment buildings coordinate access to the room below with its owner or administrator, and agree responsibility before destructive opening-up.

Specify the repair properly

Ask whether the proposal covers silicone-only resealing, replacement of failed fittings, removal of tiles, membrane reinstatement, flood or controlled testing, retiling and making-good. Clarify whether work is limited to the shower or includes adjoining floor areas. Keep material specifications, manufacturer curing guidance and final inspection photos.
