Door, Window and Aperture Seals in Malta: Prevent Rain Ingress
Water entering around an aperture may be caused by worn seals, blocked tracks, defective flashing or a broader façade joint. Fix the right component.
Water entering around an aperture may be caused by worn seals, blocked tracks, defective flashing or a broader façade joint. Fix the right component.
Inspect without dismantling
Look for moisture at the top, sides and sill of the opening. Check visible rubber seals, threshold drainage channels, frame joints and gaps around the perimeter. Note wind direction and whether the problem occurs only in driving rain. Do not lean outside upper-storey windows or attempt access to exposed external façades.
Avoid cosmetic repairs that block drainage
Some aluminium window systems have designed drainage paths. Sealing every visible hole or filling weep slots can worsen leaks. A specialist should distinguish between intentional channels, a failed perimeter joint, a poorly installed sill, and water entering from a crack higher up the wall.
Define the job scope
Ask whether the quote includes adjustment of hinges, gasket replacement, frame alignment, re-sealing, removal of failed sealant, surface preparation and any access equipment. Specify the materials being used and how movement joints will be accommodated. If the surrounding limestone or render is deteriorated, involve the appropriate masonry specialist.
Document the result
Keep before/after photos and record which joints or components were replaced. If possible, confirm performance in the next rainfall event and promptly log any remaining issue. For common-area apertures, record the approval and responsible party.
