Loose Balcony Tiles and Cracked Grout: When Is It More Than Cosmetic?

Hollow-sounding tiles, cracked joints and ponding on exterior terraces can signal movement or water entry below the finish. Diagnose the build-up before retile work.

Property information can change by product, building and scheme. For grants, finance and regulated work, verify current official terms before making a decision.

Visible warning signs

Look for loose grout, chipped corners, grout lines reopening, raised tiles and water collecting against doors. Photograph and mark the extent of the affected area; note whether the defects worsen in cold, hot or wet weather. Keep people off any visibly unstable tile or edge.

Understand the layers

Exterior tiling depends on a suitable substrate, falls toward drainage, movement provision, correct adhesive system and underlying waterproofing where required. Tiles and grout alone do not form a guaranteed waterproof roof. If water appears in the flat below, the inspection must consider the membrane and penetrations, not just surface grout.

How to brief a tiler or specialist

Ask for a written scope identifying tile removal, substrate preparation, fall correction, water-testing approach, system compatibility, threshold detailing and reinstatement. Confirm whether demolition waste removal, delivery and access are included. Do not rely on levelling clips to correct an uneven or incorrectly sloped base.

Checks on completion

Inspect alignment, movement joints, drainage falls and finish around outlets and thresholds. Keep product details and photos of the hidden waterproofing layers before tiling covers them. Agree how the contractor will handle any follow-up seepage.
